Pont & Lyall provide a bespoke Block Management Service to a wide variety of clients, including Resident Management Companies (RMC’s), Right to Manage Companies (RTM’s), Property Developers or Independent Freeholders. We work diligently, proactively and transparently to ensure your block is always a well-maintained, safe and secure place to live.

Our approach is inspired by the powerful Japanese concept of ‘Omotenashi’ which ensures stability and long term planning to give clients the peace of mind they deserve. All client funds are held in an interest-bearing designated client account which is specific to the block. When management of a block commences, a full inspection audit is carried out to set the management up for maximum efficiency and longevity. The audit looks at various points around the property including the condition of the building, general repair requirements, health & safety, fire risk assessment, cyclical maintenance, major works, compliance with the lease as well as other items. After the audit has been completed an action list is prepared identifying the priorities considering short term, medium and long term financial planning.

Following this, all leaseholders in the block will be set up on the leaseholder portal where an invitation is sent out to create an account. Each leaseholder will be able to see numerous elements of the management from documents to individual statements of account with all demands and details in one place for convenience and peace of mind.

Out of Hours Maintenance & Emergencies

Out of Hours Emergency Maintenance

In the event of an emergency outside of normal office hours, Pont & Lyall employ a dedicated maintenance company to provide an out of hours maintenance service for urgent matters. Urgent action can be taken for a range of issues including plumbing, electrical, boiler breakdown and locksmith services.

What is an Emergency?

Please Note:

Contractors will charge a premium rate for dealing with out-of-hours emergencies. If an issue that is originating from your own demise, or is a personal maintenance request, it will be charged directly to you after the visit has been completed.

If you are experiencing a water leak from the flat above, you should speak to the person living above you in the first instance. If the flat is unoccupied, the only assistance that can be offered during emergency hours is that the water supply is turned off to the offending flat only if the valve is located outside the flat.

If the leak is so severe that entry to the flat is deemed to be essential, then dial 999 and speak to the emergency services.

If you are experiencing issues with your water supply, please call your water supply company.

Types of issues that we cannot deal with out of hours include service charge enquiries, correspondence, noise incidents, access to individual properties, satellite and television reception and all personal property maintenance including internal heating, plumbing and electrical issues.

Criminal incidents should be reported directly to the police.
